Property Maintenance & Repairs

Preventive and continuing care of rental properties necessitates a detailed understanding of the property, its upkeep requirements, the necessary staffing (or contracting with service providers), and the necessary budgets. The benefits and desired results of routine and preventative maintenance must be balanced by the real estate property management.

A property manager's routine maintenance list can include the following items:


  • Cleaning of common areas;
  • Landscape maintenance;
  • Regular service to heating and air conditioning systems;
  • Periodic inspection of plumbing and electrical items;
  • Proper upkeep of wood, roofing & other building components.  

Repairs and Corrective Action

When things break or stop working as they should, repairs and remedial actions are required. Sometimes the repair is urgent, such as when the heating system fails in the winter, but other times these repairs can be scheduled and completed quickly in groups. It is the property manager's obligation to understand the differences and to service the tenants' demands while keeping costs in check.

Construction and Remodeling

Facility and building maintenance includes construction and remodeling. It's possible that the structure will need to be remodeled or built from the ground up:

  • For special business requirements of a commercial tenant;
  • To correct obsolescence of the structure; or
  • To accommodate special physical needs of a tenant.


A real estate property manager can be excellent at all other aspects of management, but if they neglect facility care, the property will deteriorate, lose tenants, and rents will fall.
